In order for a condo loan to be approved by a typical lender or bank, the condo project must be considered “Warrantable” per Fannie Mae and/or Freddie Mac requirements.  In order for a project to be considered Warrantable, it must meet a laundry list of criteria, some of which simply is unrealistic in today’s lending and real estate environment.  Since these criteria have become increasingly difficult to meet in recent years, most new and many existing condo projects have fallen out of favorable status with Fannie and Freddie and are considered “Non-Warrantable”.
